Our scope

We are pleased to offer a comprehensive design service for all types of building projects. Plans can be prepared for local authority approval and equally for use on site for any of the following:

• Domestic extensions and alterations
• Loft conversions
• New dwellings - single or multiple
• Flat conversions
• New commercial buildings
• Extensions, alterations and conversion of commercial buildings
• Changes of use
• Outline planning applications
• Feasibility studies

Our procedure

Following your initial contact, we will arrange a site visit. During this meeting we will discuss the project and the types of approvals you will need in order to progress the work. We will offer a fixed price quotation for the work involved. There is no charge for this initial meeting and we will ensure that you fully understand the parameters of the work ahead should you wish to proceed. You are under no obligation at this time.

If you are happy for us to proceed, the design work will continue through the following stages:

• Site survey/design brief
• Submission of preliminary sketch plans to you for your approval
• Preliminary discussions with local authority if necessary
• Preparation of scale plans
• Preparation of design and access statements
• Preparation and submission of applications
• Liasing with local authority to agree revisions, if any
• Supply copies of drawings for use on site along with support documentation

How long will it take?

We will discuss at our initial meeting our estimation of likely local authority application timescales. After we have provided a survey of land or buildings, preliminary sketches will normally be available within two to four weeks. Once these have been approved by you, working plans and applications will be prepared straight away.

Our costs

We provide a fixed price estimate for all design work involved. Payment is usually required on completion of the building plans. Other costs, including engineers fees, application fees etc are not included in the design quotation and must be paid separately. Please note that drawing revisions instructed by the client or re-drawing as a result of planning requirements etc, will be subject to further fees.
